Home and Building Inspections

There are a lot of questions people have when it comes to home or building inspections.

What is a home or building inspection?

  • A professional and thorough visual examination of the site, structure and systems presented in a simple and easy to understand manner.

What is included in the inspection report?

  • All items that ASHI and NACHI require in their standards are inspected and reported.
  • All structural elements - foundation, walls, roof structure and framing.
  • Electrical, Plumbing, Heating, Cooling Systems.
  • Appliances, ceiling fans, washers and dryers are energized and cycled.
  • Doors and windows - interior and exterior.
  • Site-Drainage, driveway and walkways.
  • Mold, insects, and Chinese Drywall (These items may require further testing at a laboratory or inspection by specialists)
  • All Inspections are printed on site and with photos of deficiencies.
  • Inspections are uploaded to the internet (if desired), can be forwarded, and are printable.

How long will my inspection take

  • Inspections typically take 3 to 4 hours for the average house.

Should I be present for the inspection?

  • It is highly recommended, but not necessary.....It is recommended that you come during the last hour and ask questions and provide your input. We welcome our clients and enjoy the opportunity to meet and answer questions and concerns.

Why should I have an inspection?

  • Buildings of any type are complex structures with many systems. A thorough inspection takes a considerable amount of time, even by a professional.
  • Inspections create a clear and concise overview of the building systems and structures.
  • Professional inspections help both buyers and sellers with negotiations.
  • Help buyers avoid costly repairs.
  • Help sellers address problems in advance, allowing for quicker and easier closings.
  • Identify existing and potential problems.
